Services Provided

Mobile Notary South Beach provides mobile notary and related appointment services in South Beach, Miami Beach, and Miami-Dade County. Services may include acknowledgments, jurats, oaths and affirmations, affidavits, power of attorney documents, real estate documents, loan signing appointments, hospital or facility visits, witness coordination, apostille-related assistance, and Remote Online Notary coordination where available and legally permitted.

Not Legal Advice

Mobile Notary South Beach is not a law firm and does not provide legal advice. We do not draft legal documents, select legal forms for you, explain legal rights, interpret document language, advise whether a document is legally sufficient, or tell you which notarial act is required. Customers are responsible for consulting a licensed attorney or the document recipient if they have legal questions.

A notary public’s role is to verify identity, assess willingness and awareness where required, administer oaths or affirmations when applicable, witness signatures, and complete authorized notarial certificates. A notary public does not replace an attorney.

Customer Responsibilities

Customers are responsible for having the correct documents ready before the appointment, confirming that all required signers are present, ensuring each signer has valid and acceptable identification, confirming witness requirements in advance, understanding which notarial act is needed, providing accurate appointment details, and ensuring that the signing location is safe and accessible.

Customer Requirement Why It Matters
Valid identification A notary must verify signer identity before notarization.
Completed but unsigned documents Many documents must be signed in the notary’s presence.
All signers present A notary generally cannot notarize absent signers.
Witness requirements confirmed Some documents require witnesses in addition to notarization.
Correct notarial certificate The receiving party or attorney should determine the required notarial act.

Identification Requirements

Each signer must present acceptable identification as required by applicable law and notarial standards. If a signer cannot provide acceptable identification, the appointment may be delayed, rescheduled, or declined, and travel or appointment fees may still apply.

Witness Services

Mobile Notary South Beach may provide witnesses when requested and available. Witnesses are separate from the notary and may require additional fees. Customers must notify us before the appointment if witnesses are needed. We cannot guarantee witness availability unless it is confirmed in advance.

Appointments, Travel, and Timing

We make reasonable efforts to arrive at the scheduled appointment time. Mobile appointments may be affected by traffic, weather, parking, building access, security procedures, hospital or facility access, emergency requests, and prior appointment delays. Estimated arrival times are not guarantees.

Fees, Payment, and Cancellations

Fees may include notarial fees, travel fees, after-hours fees, witness fees, printing/scanning fees, parking or toll charges, and other appointment-related charges. Pricing should be confirmed before the appointment when possible. Payment may be due before, during, or immediately after the appointment, depending on the service.

Cancellation, no-show, waiting time, or travel fees may apply if an appointment is cancelled after travel begins, if the signer is unavailable, if identification is not acceptable, if the document is not ready, or if the appointment cannot proceed for reasons outside our control.

Right to Decline Service

We may decline or stop service if the signer lacks acceptable identification, appears unwilling or unaware, is under duress, cannot communicate willingness to sign, the document appears incomplete or suspicious, the request is unlawful, the location is unsafe, or applicable notarial standards cannot be satisfied.

No Guarantee of Document Acceptance

We do not guarantee that a document will be accepted by a court, agency, foreign authority, lender, title company, hospital, school, employer, or other recipient. Customers are responsible for confirming document requirements before scheduling.

Remote Online Notary

Remote Online Notary services may be available only where legally permitted and operationally supported. RON appointments may involve third-party identity verification, credential analysis, electronic signatures, audio-video recording, electronic notarial certificates, and platform-specific terms.

Limitation of Liability

To the fullest extent permitted by law, Mobile Notary South Beach is not responsible for indirect, incidental, consequential, special, punitive, or business-loss damages arising from use of the website, appointment delays, inability to complete a notarization, document rejection, or customer failure to confirm document requirements.
